Known for its affordability, job growth, and quality of life, North Carolina draws most of its newcomers from nearby Florida and South Carolina. But here’s a fun fact: New York consistently ranks in the top five states sending new residents to NC! The Charlotte and Raleigh-Durham areas are particularly popular with booming sectors like banking and finance, technology, healthcare, and research.

Although home prices have climbed steadily over the past several years, North Carolina still delivers strong value compared to many major metro areas nationwide. Today’s buyers benefit from more inventory, a wider selection of homes, and a less frantic pace than the peak pandemic market. And compared to the sky-high prices we’re used to seeing in the Northeast, homes are relatively affordable.

Blue Ridge Mountain views, charming small towns, and some of the country’s best barbecue make North Carolina a summer road trip favorite. When it comes to top moving destinations, Florida has always had the upper hand thanks to its impeccable climate. Couple this with no income tax and diverse lifestyle options, and the Sunshine State sparkles as the gem of the South. Not to mention, its housing market is becoming more balanced after several years of rapid appreciation.

In 2026, buyers are enjoying increased inventory, especially in markets where new construction has exploded near Orlando, Tampa, Jacksonville, and Southwest Florida. While highly desirable coastal markets such as Naples, Sarasota, and Palm Beach County stay competitive, buyers have more choices (and in many cases, greater negotiating power) than they had in recent years.

Florida’s appeal goes far beyond its famous theme parks. Drive the scenic Overseas Highway to the breathtaking Florida Keys, wander the colorful streets of Key West, or spend a relaxing weekend exploring charming Gulf Coast towns like Venice, Dunedin, Sanibel Island, or Anna Maria Island. Stop #3: Texas

As the saying goes, everything is bigger in Texas—including its housing market! Major employment hubs include Dallas-Fort Worth, Austin, Houston, and San Antonio.

One of Texas’ largest draws is the diversity of housing options available to buyers.
